What is a measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How do home measurement services work?

During a measurement service, an appraiser measures your home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the property, they observe the layout of the rooms and other features, like stairs, entryways, and fireplaces. They might sketch out the property. Then, the appraiser types up a report and detailed sketch showing the total area of the home and the overall layout. The completed report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When is a measurement or floorplan service required?

Challenging property taxes

Property tax records frequently reflect inaccurate area of a property because the values can come from several sources, and sometimes go unverified — which means you may be paying for more space than you have! Unless a certified appraiser has recently completed an evaluation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop paying more than your house is worth.

Selling a property

A measurement service can ensure that you're paid a fair price for your house. Square footage is one of the most important elements potential buyers consider when purchasing a house — but since these values are often approximated rather than properly measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the selling price of your home as well as the number of potential buyers. The only reliable method of using an accurate GLA when listing your home or property is to refer to a recent appraisal or home measurement service performed by an appraiser (after any remodeling that may have affected square footage).

For agents

To ensure that your client's property sells at a price that appropriately reflects true market value, we advise seeking a floorplan service for the property. Clients, and especially potential buyers, will appreciate your scrupulousness, and you can be confident in knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tool to interest potential buyers because they can review the layout and characteristics of the home before and after a showing.
